As part of the second round of housing allocations for Staffordshire Moorlands Local Plan, a vision document and an illustrative masterplan was prepared for three sites centred around Mount Road, to the east of Leek.
Two of the sites are owned by Staffordshire County Council and one by a private landowner. Following initial discussions it was decided a combined approach would offer the best solution. Albeit each of the three sites expressed very different landscape characters and land uses, and a different set of opportunities, constraints and sensitivities.
Extensive desk-based and field-based research was undertaken to fully appraise each site and to ensure an appropriate response and strategy was developed. The masterplan ensured the three land parcels worked together to provide a logical, viable and achievable solution with access and highways duly considered.
The result was a vision and development framework that responded to its context and the existing settlement, whilst contributing to economic, social and environmental benefits. Following a successful allocation, Urban Green will be taking forward the site to an outline planning application.
