The site at Stamford East is the location of a former engine manufacturing factory. Urban Green led the masterplan and planning application to redevelop the site for residential development. The site benefited from a planning consent for retail development in 2013 but viability remained an issue.
Working closely with the planning consultant NJL, an alternative use for residential was formulated as a viable option. Public consultation and liaison with the planning authority and town council resulted in a supported proposal for up to 100 new dwellings on the brownfield site.
Ecology and arboriculture surveys were completed which included a group of TPO trees to the boundary. Our integrated approach informed the landscape masterplan. Green Infrastructure linked the existing and proposed habitats to deliver a biodiversity net gain and the connected open spaces and tree lined streets were used to frame the development with a structure of blocks and streets. This created a clear sense of place.
A mix of 2, 3 and 4 bed family homes with 35% affordable were proposed and some 3/4-storey apartments. Two acres of public open space (POS) will connect to the existing network and the surrounding countryside which includes the listed Burghley House.
Outline planning consent was granted by South Kesteven District Council in October 2017. The sale of the site is currently being agreed with a major housebuilder.
